I am in Eugene and am a part of the REIA group here.

Millenials are not as bad (I am a millenial), but honestly every single age group we have is super needy.  

It's still doable, but only for a very small group.

Target neighborhoods near Bradley University, research rents, join real estate investment groups, connect with local agents, use the 1% rule, prepare for financing, and seek advice on cash flow and property analysis.Good luck!

Hello,  does anyone have any idea what a reasonable market rent price would be for group homes?

Tell them yes, but they are responsible for rent until you find a new tenant and you will do your best to do it quickly and group showings and give them notice....but they need to make the house available for showings.
