What to do with the equity in this property will depend on what your personal finance plan says about your asset allocation. 

@Shin Nishikawa Right now it is still difficult for foreigners to get financing from Japanese banks.

The property is paid off so you have options.Based on what you’ve shared, you carrying the note sounds like a viable option.Have you considered seller financing?

As far as rate is concerned, you can usually go about two points over the current rate (less closing costs for a seller financed deal so there is no real expense there) You need to make sure the borrower can cover that.

One with low cash, one with some owner financing and a little less price. 

The usual way, but not the right way, to try to buy a rental is by finding a property on the MLS, where agents congregate, make an offer and then try to get financing to buy the property.

I would love to hear from other more experienced in the field about alternative ways to financing that I should consider besides the HELOC, maybe also hear from investors on how the process of bringing investors onboard works.
