Currently a majority of the existing mixed use buildings have the commercial space shuttered with the owners just biding their time until the real estate prices make sense for them to rent out or sell - or they are just asking way too much in rents for any businesses to survive for very long.

Depending on your loan structure I'm not even sure you could legally offer a personal guarantee outside of the loan for that money without committing mortgage fraud, as anything that could hinder the ability of the primary lender to recover their principal is supposed to be declared during their diligence period, and any material changes up to the point of taking the loan are supposed to be disclosed as well.

Brics has a sales pitch that's hard to deny "F-the US dictating how you exist" and to most countries in the world, that pitch sounds really nice.

Hopefully a) they meet/exceed my expectations over time and b) more auditable info/data comes into existence based on the experience of Flock shareholders, in contrast to the rather limited info/data that exists today.
