I think if all the right elements are there, a good deal can be anywhere.  

I’m just trying to get a feel for how some of you vet tenants and the environmental you utilize so I can be more precise when I’m ready to pull the trigger 

Shouldn’t be that much....I'm very out of my element with this.

I graduated from the University of South Carolina with a degree in Civil and Environmental Engineering in 2019 and currently work as a Land Development Engineer (EIT) with a global architecture, engineering and construction firm.

We did however convince the seller to complete another phase 2 environmental on the property as it used to have underground storage tanks on the property.

But not only is that hard to do normally, it's nearly impossible these days with shortages and huge price hikes on key building elements, including lumber and labor.

Predicting the future is always fraught with risk, but I think most governmental agencies, investors and realtors think there are structural elements that will keep rent rising, albeit not at the rate we have seen the last year.

Unless the tank gets a leak it never ends up totally empty, so you'll need to dispose of it carefully and professionally, but otherwise there's nothing inside to cause environmental concern as far as leaking on the property.

We don't typically advertise a target refinance date or amount unless it's an essential element of the business plan (heavy value add), but include it as a preference within the first 1-4 years of ownership. 

I've been hearing a lot on passive income by working with real estate investors. I would love first off to learn more. Secondly find investors that don't work on new construction. Ones that rehab..Any ideas??
