DSCRs don't require employment history, income or DTI information. 

Population is growing aggressively and jobs are moving here especially with major employers like Intel, Google, Amazon, Nationwide, etc.

Being smaller, it doesn't have as many opportunities for growth, as many larger employers, and as many institutions that draw people to the region.

And that's not to pass judgment on you or others who employ leveraged techniques to investing in real estate.

I also think many of the call center people they employ are not even in the US.

If the application is incomplete or the applicant doesn’t meet my criteria, or if I  can’t verify their employment and speak to their references, the applicant is denied. 

Not to mention, more HOA and possible gov't regulations on short-term rentals.With that in mind, as long as you pick an area that caters well to long- and mid-term (and possible short-term) rentals you'll have multiple exit strategies to employ.
