Specifically for taxes, its pretty straight forward with Baselane because you can tag all of your transactions with the pre defined categories for a Schedule E (the tax form you submit for rental property).

Hi Shawn,Don't quote me, but I'm pretty sure you deduct the rent (75%) you're getting from the liabilities (denominator) rather than adding to your income (nominator) IF it's an investment property.

I can appreciate that advise but being a Realtor and and My Dad being an master electrician (with a much broader knowledge base that goes more into being a GC without a license - and no we won't use him as an unlicensed GC) I feel pretty confident that we can do our first flip and be successful.
