Hi All, Not sure I'm posting in the right place but it says this is the Rental Property Management Forum, but it's about the business end.I'm looking for some guidance from other PMs who have created a profit sharing bonus program with their staff.

Their company is pretty great at not responding to their communities people , not following local law yet alone their own lease agreements The uptick of lot rents I get it it’s business but also driving out affordability for people which again it’s a business so some may say that part is just the territory , but not following lease agreements , hiring poor management and then doing nothing about it when it’s escalated is a reflection on their business aswell   best of luck. 

rates are going to be 10 to 15% with points of 2 to 10 points depending.. then you have to have the money for the infrastructure .. 

My business partner and I have a monthly fix/flip forum we hold in Scottsdale and mainly just work with flippers/investors. 

In my experience, 75% of the time, the tax payer doesn't have a large enough liability to justify the accelerated depreciation anyhow- depending on your income and tax bill, it might not matter at all.

When picking a market, I would look for things like population and job growth, rental demand, and economic diversity—basically, is the area attracting people and businesses?

In all, when you invest in co-living properties, you have the opportunity to double, and depending on your location and how you structure your investment, potentially triple your income per month!

Where you pick will depend on your goals for cash flow and your budget to buy.
