You have a mortgage on it so no one's going to go after you; you'll just need good rental insurance and (recommend) an umbrella policy. $200-300 per month isn't great, so make sure it really makes sense to keep it as a rental.

Alternatively, there are high-yield online savings accounts like Marcus or others - the difference is that banks have some inherent risk, thus the FDIC insurance. 

The labeled the whole state high fire a few years ago, and now no one can get insurance.  13% of deals are not closing as people can't get insurance.  

I wonder if the insurance company would have bought her new panels?

I have seen this work in high priced markets like San Jose Ca.. where the property owner is a very wealthy business person with no time for rentals and the person they sublet to is close t them either friend or bizz associate and will work the property to make  the delta as the owner just does not want to mess with day to day and there is extreme trust.The other thing I have done personally is with the insurance companies ..
