You do need to keep the listings up to date (description, photos, etc.) but that is not that much work for one property once it is set up.  

People tend to start renting closer to the move-in date, however, and I rarely have luck two months out.

Every system you try will have flaws, or you may salivate over a feature that appears in other software.Some familiar names are mentioned frequently: Stessa, Apartments.com, RentRedi, TenantCloud, Innago, RentManager, Avail, Rentec Direct, Doorloop, etc.I recommend conducting thorough research on each app online to understand their offerings, pricing, etc.

Also with regards to the case worker, is it ok to keep them up to date with the difficulties or are they generally biased to the section 8 tenant?

My recommendation would be to continue to use Excel, a note taking app, and a reminder app.

The article referenced above says no implementation date has been set, but the inspector said it was January 1, 2025.

I've learned about that group from Jessica K, but I couldn't find when the next meeting date was anywhere! 

To date, they've been sending me rent proceeds right to my personal bank account, in my personal name.
