Property Taxes 11,000 yrly, insurance 4930 yrly.It falls short of the 1% and 20% rule.

Keep in mind that your mortgage terms and insurance premiums will probably be less favorable in an LLC.

For the person that is letting you arbitrage their property, why would they choose to let you arbitrage their property rather than hire a professional, licensed, insured PM that has a team to run their property for them? 

 - a study on rent cost compared to ownership cost shows that virtually every large city market it is initially cheaper to rent than own (I believe is was cheaper to went in 97 of the largest 100 markets)Miami and Florida have extra concerns:- insurance difficulties have resulted in large increase in insurance costs.  

We are actively submitting LOI’s and interviewing PM’s, inspectors, and insurance agents.

I put property taxes 6k/year on each(Even though that's way higher then what it actually is, but the county tax estimate says its around that much for each) and for insurance, I just put 1,100/year on each.If there's more info needed let me know.

My spreadsheet also includes FMV of every property so I can monitor appreciation, year over year comparison of tax & insurance increases, current rent & last increase & last amount, etc.
