Here's an excerpt from the clause in the lease (you should check for a similar clause in your lease so you know what it actually says):INSURANCE: Tenant’s or guest’s personal property and vehicles are not insured by Landlord, manager or, if applicable, HOA,against loss or damage due to fire, theft, vandalism, rain, water, criminal or negligent acts of others, or any other cause.

They were referring to a change that you CANNOT run credit and criminal history at the same time. 

They helped my wife and I refinance out of Sallie Mae’s criminal interest rates in the 8-10% range down to the low 3% fixed range.

If so this may limit such things as the type of windows to replace, the color (or type) of exterior work you might do...even if a fence is allowed to be placed on the property (and what type of fence).Gail

As mentioned in the original comment we've got a lot of low income rentals...So I don't think Paul can help as I'm looking to avoid hookers, criminals and drug addicts in the STR division.

@Dalton Chmelik No offence but it sounds like your wife is letting emotion control the investment journey.

Everyone in the REI community always seem to have extremely high standards for the tenants they choose - good credit, no criminal history, on time rent, absolutely 0 evictions, etc.

You can easily see their eviction records and most criminal activities through FREE online resources just google it and you will find it for your state. 

If they don't have a Social Security number you will not be able to do a US credit check.Generally, most people that legally travel to the US don't want jeopardize that privilege by being evicted or having a criminal record, I believe both can/will get your visa revoked.

Credit history, employment history, criminal background, etc.
