In my experience the basics for a functional RE based CRM are:Custom Fields for Data Objects (Leads, Prospects, Applications, Buildings, Units, etc...)A Screening Engine (background/credit checks, employment verification, etc)Online Rental Application (this should automatically run the application through screening)Ability to mass email/sms leads and tenants to provide informationSurveys/Inspection formsI've been building real estate CRM tools for years.

BP's search function can be likened to Google in it's infancy.

Are you all hiring a court runner or lawyer to research the properties in order to make sure Tax lien is the only lien against it?   

Can somebody who has had to do a court ordered eviction in Jefferson County give me some info?

These are just very different functions.

But, I am looking for something in the Tax Code or Tax Court that supports this.

Once you have a shortlist, sign up for an account with each one and test them extensively to see how they function.

We built out our own portal and accounting database for that functionality because we were not finding good software that could handle a higher volume of receipts AND tie it in with the rental property accounting. 

@Misook FoleyTypically a bank will not release one of the lien holders and a refinance would be necessary.As part of the settlement agreement the court may order the property and or the debt to one of the parties but again that name is not releasedOther factors do come into play such as what state it was in as some states have different laws regarding equitable interest etcI would speak to your divorce attorney about this and see what can be done

I like the functionality a lot but it seems that once a month there's a new bug to contend with that's eating into my time.
