You say this would be when your flip sells...flips are inventory in an active business, not investment, so they cannot be 1031'd.

Basically all up and down the mid west markets.but you get to other areas of the country were used houses sell for more than New construction and there are low inventories etc.. and trying to talk someone into a lease with the option to buy is much tougher to a basic non starter..

The other aspect is identifying what I call "Ugly Inventory" so that you find homes that can still pass an appraisal and not be "Subject to" so that you can do some TLC with repairs/renovations to borrow off of the ARV.

I also have no issue getting conventional financing, but am going DSCR in order to get up to the 75% LTV.I don't think i really need any more quotes at this time, that is not why i am posting this, just wanted to get other's thoughts.....

Yes most definitely, however each person are able to acheive 10 maximum conventional loans, so if each properties are applied jointly, then you both would only have 10 active loans/properties instead of 20 loans (10 from each person) So you would want to strategize accordingly and see how you can acheive your maximum potentials and have multiple properties with your partner.
