I agree with others that they are already planning to leave - no doubt when it is convenient for THEM, which will probably not when it's convenient for you.I say draw the line in the sand.  

With all the competition from DC, MD, PA, NY, DE they are doomed until they find a new business model not involving gambling.

Seattle especially is pretty much all gambling on appreciation at this point, as the properties are valued so high that cash flow is extremely low to actually being negative. 

I realize you make slightly less because your guests are paying those service fees, but the convenience and protection that they offer are worth it for my peace of mind.

You can get away with charging more for convenience.

The podcasts have been so helpful and convenient as Im often driving through upper New England for my current job.

If your kids can test in, Lowell is one of the best high schools in the country.Location-wise, 36th and 37th ave near Judah and Taraval are the most convenient since they're close to the train lines and have plenty of street parking, which is a rare luxury in SF. 

So convenient for people moving or building/buying something else.  

That is gambling.
