Also I am interested in working/helping out with anyone who needs "Boots on the ground" or anything done for multi-family or Single family rentals in the Memphis area since currently I have more time then capital and my goal is to secure my first property (2-4 plex) via an FHA loan by this summer. 

@Chris Seveney I am interested in investing in 2-4 unit properties and it doesn’t necessarily have to be turnkey as I have some boots on the ground in the area that would look after my investment until I return.

"A picture is worth a thousand words" ...Today was pretty gross , I slipped into the hole full of sludge , so I had to chuck those boots and pants .  

You should consider attending a boot camp with Lloyd segal.

You need to build a team remotely(PM, boots on the ground, ... etc).

I will likely have some boot left over to pay taxes on.

If you are in a combat zone you can contribute somewhere close to $50k to your TSP vice the standard $18k.

You will need "boots on the ground" when you are deployed.
