I think this way of thinking is a bit foolish and can leave thousands on the table.When I'm looking to process a renewal, whether for my own investments or for my clients, I start by completing an analysis on the tenant.

The customer service informed me they didn't offer this service at the time and they were now informing clients they offer this service.

Several of my STR investor clients here in Colorado have used a designer, and they generally pick a few statement pieces that they spend money on and then go with FB marketplace  or even IKEA for smaller items. 

Ergo I do all the cooking and cleaning  LOL It doesn't hurt that your wife has a client (you) that gives her all his new builds to sell, lol.

Some potential clients like to have a clearer picture of the property before booking a visit.

DFW AirBnB is getting expensive to operate and find good deals due to all the HOA regulations that are being implemented..If the property won't cash flow in LTR, then your option is limited to listing it, but I don't exactly know without looking at the numbers, as you can figure out some month to month strategy to lease the unit for a while.One thing that I always tell my clients is that when you are doing AirBnB or any STR/MTR, you are entering into the hospitality industry.

Otherwise you could be wasting your time.I have clients from CA and NY do exchanges in GA and other states.

I’m making a few assumptions: 1) at least some buyers and sellers will accept much less agent handholding than commonly assumed, 2) the primary value that agents add is a) pricing guidance and b) advising clients on offers and counter-offers, and 3) there’s no truly compelling reason why North America has the highest average commissions in the rich world.
