If you conduct yourself as a serious investor truly looking to work with that PM than they will likely help you through the process, especially if you use them as an agent.

I would like to speak with local investors, real estate agents, property managers, lenders, etc. from the area.

I did check Loopnet and it's all listed for sale by brokers and agents, so I don't think it is off-market -- right?

Sellers are always going to look at more money down more favorably unless the agent explains the why behind doing the FHA, especially in a competitive market.
