I factored the cost of that capital into my calculations from the start (working the numbers backwards from the ARV to the purchase price)(this also encouraged me to buy the properties at a lower cost). 

Since I don’t own the home until after I close on it, I would need to pay for a rent schedule for appraiser to calculate the average rental being charged for the area in which I'm purchasing.

It seems to break even on my calculator at that point, but seems risky to have to cover the refinanced mortgage. 

Understand the fees involved and calculate the total cost for an entire year of management so you can compare the different managers.
