Many investors will do a duplex, make one side a long term rental while the other side performs as a short term rental.

This allows you to show your ad again (at a fraction of the cost of search keyword clicks) and “remarket” to visitors who stopped by your site but didn’t convert.Remarketing is a great way to boost conversions and create the impression that your brand is “everywhere” online.And if a seller is processing various investors he is talking with, he may be swayed again to leave his details if he encounters your site again.

So the performance here is really on me.Based on the opinions and realization I’m now leaning towards a middle of the road approach - keeping the SoCal room rental house, get that to market rates (~6% ROE) and 1031 the mountain houses.

We did however, put in brand new HVAC to both units, new flooring in the bigger unit and then furnished them nicely to rent MTR. n This location is 2 miles from one of the largest hospitals in Knoxville and only 3 miles to the college and downtown.
