I am sure there are small print disclosures that lawyers have developed that make this OK.its just when you lead with your marketing that there is a warranty it does make the inference that hey you can't lose...These types of notes bought in bulk have very little market value bordering on zero in the secondary resell market  @?

I am interested in, however it's current flood zone status is what is holding me back and probably plenty of other people back as well..Just curious has anyone ever gone throught FEMA for a LOMA (Letter of map amendment) This entails getting a elevation certificate as well to see the lowest point of the property in relation to base flood elevation.Property sits in an AE zone but the line for the X zone (low to moderate risk) runs directly down property line so it is on border.

@Jeff JamiesonConsider checking out several of the display sections in the stores the people there should have some good ideas.They will be able to use software to show you what it will look like before you buy.Driving around town you can see houses that it is clear the color was chosen from a 2 inch sample.

As a result, depending on WHERE in Irvington you buy, the resale values aren't very high.Geographically, like many areas in NJ, the best neighborhoods border the best towns.

Some of these guys are pretty slick and would put a used car salesman to shame.You can learn far more here on BP - for free - from folks who are on the ground investing in real estate every day: some do it part time; some full time; some have been at it for years; some are just a step or two ahead of you; and some are where you are at.As for the Canadian market, it did not undergo the correction that took hold of much of the U.S. market four year ago and much of it is full priced - where you are (the GTA) is beyond fully priced and bordering on silly.
