The numbers didn't work for me on this one so I am still searching.The moral of the story is that it is totally possible to do this real estate thing in a big way. 

You might have less than a day before needing to make a buying decision so having inspection checklists on hand when you see the property and other tools/spreadsheets will help boost your confidence in your decision.Most investors around here appear to be using to be using Alamo Title for title/closing.

I have a moral contemplation that I have been struggling with.

I was thinking the income would more-so have an impact on my ability to refinance, boost income and help out the DTI.

It ended up working out.So I guess the morale of the story is if you're serious about house hacking using FHA, don't get your hopes too high in OC...you may have to be willing to expand your search radius significantly to find something that would work.Oh and another thing.

Buy a multi to house hack one side and you can use the rental from the other to boost your DTI. 

However, someday I will move on to the next deal and the duplex will revert back to $1200.Clearly, the extra $300 boosts my real CoC return on that deal.Thank you in advance for your comments.Bob

Or you can choose to eliminate that flood expense entirely and reap the rewards of the massive NOI boost that no one else knew was possible.We do this work all day. 

From a position of attracting buyers for the homes surrounding the airport, it certainly does that and helps boost the home prices.

Hope the wedding planning is going smoothly.I'm really not familiar with google adwords, but I do think FB ads have tons of untapped potential because people are scared of the "algorithm" and sort of just throw money at a boosted post and hope for the best.
