We make it clear, in bold type that rent is due on the 1st, a 5% late fee will be assessed on the 5th and we will file an eviction on the 6th.Unlike in California an eviction here costs $20 (including to have it served) so you'll want to play around with when you take them to court.I agree with the above advice that you sue them once they've gone silent, but you always enforce your late fees and I would post the 3 day pay or quit notice and most certainly collect your late fee.

I was playing around with one of the calculators in the tools section and after inputting all of the information it gave me the cash on cash ROI and other information and in bold font it says "total cash needed."
