I don’t think ANYONE read the title of your post or even the body of it. 

It’s good advice but not practical as then no body needs any insurance.

As we shared in our earlier comment, there is a substantial body of work--from think tanks, academics, non-profits and journalists--that speaks to this matter. 

That address can appear in your leases and they will scan you communications. 

I scan my receipts and upload them to my account.

I did my part and did a full Matterport 3D scan of the property and set up a detailed contractor bid sheet divided into Material and labor as taught by our guy David Green in his BRRRR book and send it out to 7 different contractor firms.

All you have to do is scan AirBnb to see what types of locations stay booked and get inspiration from those.

Does any body have recommendations for appliances where to get them for a flip, obviously want it to look modern and good for new buyers however is Lowe’s and Home Depot my only options or is there other places I should be looking?

I said "There is a body in there"  and she was like "and you left me in there with it?" 

I was looking for a good deal in broward county for the past 6-7 months or so by scanning the mls and running numbers but the values are just too high right now I think.Ive set my sights more on northern Florida earlier this week because the property values seem to make more sense.
