This particular property that I looked at is managed by a PM company and it has bad reviews especially for cleanliness.

For example if you asked him to only paint a wall but the wall does not look good because the drywall itself is bad - that is not his problem because you did not want the drywall fixed.Specify what it is you want done and if complete you will release the payment. if he disagrees then he may sue and then let the court decide. 

They will give you the run around for days, and tell you everything is okay only to give you the bad news 30 days in.., Honesty is the most important aspect in mortgage lending. 

Not a bad side hustle - spending a few hours mostly doing some laundry and cleaning up and paying yourself a few hundred a month to do it! 

Although we do have deals on the lending side that dont work but we are not forced into a position to take big loss's like we were when the banks were calling our loans.. this will happen in the DSCR world as all these folks are using same type of debt IE debt that can be called based on the terms of the debt or like you have seen with the syndicators that are talked about on BP max leverage bad debt things dont go right And you have cap calls or projects totally lost. 

And yeah Marquette, MI is an appreciating market and a college town where everyone complains about increasing rents (and their bad landlords).Hopefully I can still find a few properties that can cash flow anything, no matter how small, with zero down but I'll have to see if they'll pass VA inspection too.

That's why, its best to shop for quality lenders. 

They've placed a tenant just recently so it's too early to tell the quality of the tenant.Hope this helps!
