In both my markets Lowes and HD is over an hour roundtrip and my maintenance people costs has to cover thier time.As for the off topic responses on management, it appears those in the management business are more sensitive on this. 

There are many older/outdated properties that are not properly cared for but may appear attractive on the surface.

I was wondering if the tax benefits outweighed the upfront cost, but it doesn't appear to be so.

Some leases are very rudimentary, some appear to be copies of copies written years ago, a lot of people like to add additional provisions.

@John Sigs  a couple things to add to what's already been posted:1) Appears you need to be properly licensed to manage properties you don't own:https://www.allpropertymanagement.com/resources/property-man...2) Renting-by-Room has so many headaches, 10% of the rents is a pretty low amount.

I'll pay you for the site registration and for some SEO optimization work to get your site appearing first in google searches.

There's always a slim chance a buyer will appear and pay what you're asking, but it's unlikely.

Conroe and New Braunfels also appear in the top 10 list.

It does not imply that the property that is returning 5 digits per month is not a good RE investment just because it does not cash flow.It appears you are not open to a different perspective (not even to ponder it).
