Now, whether we can actually get that offer accepted is another story.

The court looks on them as a neutral third party and they'd accept their invoicing and receipts without an issue.

By working within a territory versus a specific town/city, we are able to take ourselves out of "NEEDING" to make a deal.This in turns allows us to "WALK Away" from an offer, thus we can make a "FINAL OFFER"; knowing the Seller will accept or we are okay walking away.  

I've already made my commitment and had it accepted.

And that's even though I have a Bachelor's Degree.

I also think it would be acceptable to ask when their award review is to be conducted,  in case they lose the benefit during your lease.

Just let them know that a pattern of long vacancies, overruns on turnaround costs, and poor communication are not something you will to accept as an investor. 

If that baseline average is an acceptable figure, then go a few notches up from there with your design and amenities and you should do well. 

Tenant also agrees to the following:-All drains, waste pipes, and plumbing are accepted as clear by Tenant at the time of occupancy, and any material blocking them after occupancy shall be repaired at Landlord’s cost, unless determined by repair person that such blockage occurred during the time Tenant controlled the Premises and due to some fault or negligenceCOVENANTS OF LANDLORD.

Fortunately we have about 75% acceptance rate but some who are accepted have found another place so maybe 50% of applications become tenants.
