I usually present them with a basket of things I want them to use at move in, like assorted felt pads for furniture, a shower squeegee and a clear shower liner and rings if there's no built-in shower door, glass cooktop cleaner or stainless steel cleaner, a pet-safe home perimeter pest spray, and an extra mesh kitchen drain strainer so they have no excuses for a clogged kitchen drain.

If the plugs don't have a slot for the grounding pin then a tenant would have to go through a decent amount of effort to plug something with a grounding pin in.

We have made decent progress:Replaced a foundation wall/shored up the main floorPut a 416 sq ft addition on the existing 2nd floorRemoved all stucco exteriorNew sidingReplaced windowsReplaced doorsRemoved rotted front porch and replaced with covered front porchNew steel roofKnocked down a tree in the back yard that caught a power line and ripped the neighbor's mast off their house on a Sunday morning.Replaced the stairs to the 2nd story adding an L so you don't bump your head at the top of the stairsFramed 2 BR and a full bath in the 2nd story additionRight now we are sitting at $20k for the house, with another $37k in repairs and carrying costs.

Hopefully, by that time you know the deal is a bit more likely to happen and you can ask the tenant about 1 week or 2 ahead of time for a showing and get all the potential buyers to come all on that time slot.
