The floor with the two bedrooms is completely outdated (trim, casing, doors from the late 70s) but it very clean and freshly painted.My thoughts are that i HAVE to renovate the bedroom floor: new trim and casing, new interior doors, possibly new carpeting.

Or you could draw up an agreement to vacate with her, get it signed and set a move out date.

I think most put off upgrading things because tenants aren't going to move due to outdated light fixtures and such.

The house (with the exception of needing new carpet) is nice but outdated.
