You can get up to 75% of the ARV on a cash-out, with rates starting at 5.875% APR and a 680 minimum credit score.

My understanding is that the buyer assuming the loan has to meet the same credit/underwriting criteria as the original borrower, but this is not my area of expertise - lenders are typically not involved in assumptions.

Not a big score but forces you to learn.  

When I go to my credit union for a commercial loan there is no junk fees, no origination fee or maybe a half point origination and a better rate.

I obviously can't pick and choose what score to accept due to the Land Lord tenant act laws.

That also means that we can start building business credit, which does not report on our personal FICO scores.
