If you are trying to figure out what you want for a career, where you want to live, if your potential spouse is from Nebraska and her parents and all her relatives are there....maybe think twice today about buying....wait a year or two to figure out if you're staying or going.#3...Get preapproved for a VA loan. 

And good schools and infrastructure.The southeast side is cheapest, but riskier tenants, but you have a lot of long term stable jobs there like the Nissan plant, wear housing, amazon, airport workers.That's just my personal strategy's.
