Even getting to the accounts is a lot of clicks and one day I couldn’t find the accounts at all.

Supposedly, after signing participation agreement (I haven’t seen the documents yet), you can pay it off next day and essentially just pay 100% of the first mortgage acquisition price.

I can handle about 80% of the work for a property flip.

The land has slightly increased in value (by like maybe 3-4% over 3 or so years) but the value of the structure I'm pretty sure has gone nowhere. 

We are in a safe community, so tenants can choose to leave the door unlocked or hide a key under the mat.

The insurance is higher along the coastal areas because of potential hurricanes but not bad the further north you go.  

The "big" firms like AA may get a lot of hype but they generally can't compete on the next level tax strategies (Family office type strategies) nor customer service as their employee turnover is quite high.  

Next we will need to know if the non-conforming unit is legal.

Until we can actually close probably would be early next week earliest. 

Also, there is a lot of vagueness in the interpretation of the law.
