I am also assuming this is not a tremendous appreciating market.  

This market has a very low vacancy rate and has seen tremendous growth in the single family home market.

This "district" area was called Harris Green Village, which is seeing a tremendous influx of commercial development.

I know the potential of Airbnb is tremendous but right now I dont want to bank on potential.  

That went tremendously well, leading to us deciding to partner and work together full time.

Dealing with the city government sucks, the crime sucks, the courts suck - but the cashflow can be tremendous.
