It can sense a tiny strand of virus and it will test positive even though it is long dead and broken up.They data was changed later (over a year) but still, I thought it was simply to scare the public.

. :)I couldn't resist.As Jonathan noted, whenever anyone says "I want to invest in syndications" it is opening yourself up to being spammed by every possible capital raiser that lurks on these forums, proven or otherwise.Not being accredited does not stop you from buying property directly (you likely knew this) or from investing in the stock market into various real estate deals.

When I was working out numbers for seller financing, I got to the point of giving the owner $315,000 lump sum then taking over the loan at 2000/month however when you do ROI that means you'll get $800/month cashflow at best which is 800*12months for a total of 9600/year CF. if you do 9600/315,000 that means you get a ROI of 3%. which is not nearly as good as stock market. also 315,000 lump sum I do not have :( I need help.

My last few years on the "day job" before I retired, the absolute worst part was looking for and hiring employees. 50% or more would not even show up for the interview they scheduled, and wouldn't let you know. 50% of the ones that did show up were such dead wood when they got in there that it was obvious why they were unemployed.
