To really get the best value I would recommend looking for a house that is already "livable" and will not cause you any issues with financing, but has some outdated fixtures and finishes (picture something like a little old lady's house, with green carpeting from the 1970s and old but functional fixtures throughout).

Same is true of a light fixture, faucet, toilet, flooring, paint, etc.Additionally, contract services such as mowing, electrician visit, plumber visit - all cost the same regardless of the rent topline.

I anticipate max water flow demand to be around 4 GPM, with low flow fixtures installed. 

Probably new fixtures as well.

Much stress.Other than cleaning, we didn't do much to the property, except paint the interior and replaced electrical fixtures, which we mostly did ourselves (I'm not an electrician but youtube is awesome!).

The only things I can think of are appliances, kitchen cabinets, and bathroom fixtures, which brings me to about $10k.

If you buy a property with chrome or brass fixtures, you can easily change to either brushed nickel or Oil rubbed bronze with the appropriate colored metallic spray paint.
