@Russell Brazil  my last real estate brokerage was Real Estate Executives  I used to get nasty grams from Realty Executives  legal council.. just filed them in the circular file.. unless they were going to litigate which they never did ..

I am weary of buying anything due to what appears to be a stagnant chamber of commerce and city council (Hines County). 

I am not an attorney so for more specific info always seek council.

As @Jason Hartley suspected, Seattle's City Council has in fact created yet another piece of counter-productive, pandering legislation that includes a provision legally mandating "first-come-first-served" applicant selection.

IMO it was the city council, mostly owners of college rentals, protecting their interests but that's just me.My RE Attorney told me to know the local ordinances before buying to avoid any trouble.

I appreciated those parties that gave me some numbers to work with, and I also appreciated the general council that direct marketing this property to cash buyer investors via direct mail, is unlikely to produce good results.I have a local real estate agent who has been VERY interested in marketing the property, who is allegedly a top seller in his organization with Keller Williams Realty.

I would council owners to look closely at what services a manager is performing for the commission they charge, what they tack on and up-charge on and what you as an owner are still tasked with completing.

City Council just passed a law requiring two year hold before you can decontrol, for owner occupied buildings with 2-3 units.

Knowing the Council something like this will probably pass.
