If the tenant can prove that they were actually sick (ie, has a doctor bill from the last couple of months for a respiratory infection, asthma attack, etc), then I'd consider some additional compensation - at least pay for the doctor bill.  

I have coffee tomorrow with one of my partners in fund here in Oregon he is hands down the best I have seen at it.. its not easy and he is very versed through years of learning all the inns and outs.. but he gets some smoking deals that way.. many were other wholesale type buyers just walk away because its too hard.. the hairier the deal the tougher he gets LOL... good luck.. you need to understand what the liens are and what can be done with them then attack them.

Should definitely try to get a group of us together to brain storm some strategys to attack this "sky is falling" market.

Also, while many/most celebrate Christmas, there are plenty of Hanukkah and other celebrations too.It's funny when people say there's an "attack on Christmas" and how they think people are offended by Merry Christmas.

It's funny, when you as a mob a question the initial human reaction is to be negative and attack.

We were hit by a MAJOR attack this morning -- unlike anything we've ever seen before.
