In 2018, these "artists" can be replaced by millennial hipsters that open coffee shops, juice bars, and hot yoga studios in low income areas subsequently causing the area to get increasingly better over time.Has anyone else noticed this trend?

Some people like spending money on cars, booze, women, vacations, golf, Amazon, Crate & Barrel, QVC, Guru courses, and some people like spending money on a pool that their family can enjoy. 

Being in Seattle and hearing that Amazon HQ2 craze, I always thought Amazon was the only driver of crazy fast growth.

It is my firm belief that in order to succeed in the business of real estate, you have to be able to learn on your own, and the best source is a $20-$30 book that you can find in Amazon. 

Followed by a flatlining price point for the past year, which I believe is due to Amazon announcing HQ2, and the fact that 25% of units in downtown sits empty, I think there's going to be a correction soon.

They aren't very expensive on Amazon.  

I wiped down the walls with a vinegar/water solution, sprinkled baking soda and vacuumed 3 times and purchased an Ozone machine from Amazon and ran it for 24 hours.

So according to the actual richest list, if you really want to be the wealthiest in the world, you would have to invent something or start a business (Amazon, FB, Telecom, retail), not buy real estate or trade stocks.
