The three properties referenced above: a) one turns into a mid-term allowing me to get higher than normal rents that cover everything; b) one turns into a short term; c) the third I focus on getting the highest dollar with short fall of may $100 per month and planning to raise rents in the next few years to cover that eventually.Problems: I have been a long time airbnb user.

I am an investor based in Fairfield County, CT and just rejoined BP after many years away.From 2005-2011, I got up to ~150 units in SF & MF both rehab & new construction, Class B & C, but (regrettably) sold all to focus on institutional real estate and private equity.Since selling off, I got an MS degree in real estate and participated in most asset classes institutionally ($10-250mm+) with a focus on SF & MF.

All other expenses that were before you had the property ready for rent would be considered start-up costs and would have to be amortized over 15 years, but there is an exception that would allow you to deduct up to $5,000 in the first year under IRC 195(b).
