I would say very honest PMs who walked my Indy properties (after the I closed on the homes) or at least knew that neighborhood and an honest construction management company were very helpful - they all said I better add in a lot more reserves to the repairs and cap ex for old Class C.

Recommend: target Class B properties, maybe Classs C+ in gentrifying neighborhoods.Run your calculations BACKWARDS to determine the purchase price for the ROI YOU WANT.Make that offer.Repeat as many times as necessary until an offer accepted.Before the 2008 Crash, we used to plan on writing 100 offers, to get maybe 10 accepted, to actually close on 1 property.It takes work to be successful!

@John N CookI don't have much experience with ROBS... but the C-Corp requirement will mean that your C Corp has to file and pay its own taxes - unlike a Single Owner LLC, which can file within your personal tax return.
