The security deposit was about 1.5x monthly rent..... the PM attempted to collect the final rent payment but was unsuccessful.....Now according to the property management company they need to technically apply the security deposit to the rent (according to them is part of some sort of fair housing law or something etc.) vs applying it to the damage caused by the tenant.

JADU requires owner occupancy (ADU does not require owner occupied) and get even worst valuations than ADUs (which already get bad valuations in CA).

A reserve is unnecessary, but I still keep around $15,000 - $20,000 in my account.The point is, that you should sit down and assess your finances to determine what the worst-case scenario may look like, how much you would need to cover it without impacting your life, and whether you will need to build a reserve.

The kids can wreak havoc in a unit so more damage than the avg market-rate tenant. where I worked in Jackson ms and owned a few hundred section 8 houses.. the statistics for the amount of local residents on some sort of assistants is staggering..
