Just use the debt wisely and you'll be fine. 7% is high but if you get the right property that still makes money (or that you enjoy living in), you can always refinance. 

Yes I have a developer, but I want to Make sure I know as much of the process rather than relying on information that may or may not be correct , but wouldn't know else wise.  

My contractor has wisely changed banks to the bank I'm at.
