Violent Crime.

When researching a neighborhood I've been using Trulia's crime heat map, but even if its green the types of crime in an area are violent.

For what it's worth, I word mine like this "No prior criminal convictions in the last 5 years for violent acts, drugs and/or any felonies."

I don't know your rental, but  if he gets into a argument, and something violent happens at your property, it will be challenging to rent it out when it turns into a bad area..    

No Violent Criminal or Felony convictionsa. 

The price to rental ratios in and around Boston for multi-families often are too high and or the areas are too violent/risky too me.

There's no shortage of white picket fence neighborhoods with serious violent crime issues in So.

I'm talking horrible credit with multiple evictions, no to grossly unstable work history, long and violent rap sheets, sex offenders, drug abusers/manufacturers/dealers..... 4.

There's a lot of property crime, but not a lot of unrelated violent crime.
