Hi everyone thank you for hopping in briefly, I just wanted to depict how I entered the business of short-term/vacation rental.

Yesterday on 7/6/24 was their final day as they let us know the property was vacated.

I manage on Oahu in Hawaii and I would assume based on things that I have heard from other hosts and managers in CA that the conversation around regulation would be somewhat similar given that it is a highly desirable destination for both guests and investors in the STR space.Speaking only to what I have experience with here - there seem to be three types of zones that vacation rentals fall into - on one hand you have zones where they are illegal, and while it is possible to run and gun in these areas I don't think the risk is worth the reward if you get caught.

What this rule states is that for the home of purchase to qualify as a secondary home, it must be 65 miles or further from your primary residence or in a “vacation destination”.

@Ryan Cleary I tend to agree with your thoughts - the ease of management/no maintenance was why I was looking into the 3bed+ luxury condo market.I would prefer to get a STR in an area that we like to vacation a few times a year, using the revenue to subsidize the cost of ownership (which is why appreciation potential is more important to me than monthly cash flow).Finding a newer luxury home that is walking distance to a nice beach in my price range has been challenging.

I've done everything in residential real estate (wholesale, rehab, normal rentals, short-term vacation rentals, turnkey, property management, private lending). 

Have a recently disabled caretaker a little upset that he has to vacate to properly.
