The situation is, I specialise in OFF MARKET sites where all my purchasers are Investors/Developers.

While peeling up stick-on tiles stuck to the concrete slab on an addition to my recently purchased house, I uncovered a 2' square hole peeking out from a wall.

With a house that old, you could easily uncover issues that cost 100k to repair, like failing structure, foundation, electrical (knob and tube was the standard when the house was originally wired -- this place is so old it predates electricity), heating/cooling (old boiler, furnace, coal chute even?)

Then all you have to do is target your niche and begin uncovering the nuances of that niche you want to target.

You can filter your lists in both personal and real to uncover the ones most likely on property but you'll have a few more steps.And finally, if the mobile home is personal property it has a title (like a used car).

Leave the windows uncovered for the tenants to add curtains... or put in your own curtains.Do the entire unit in one paint color.  

I really like the market, and I have family there, but am having a little trouble locating an experienced salesperson who knows the multi family business and can uncover the off market opportunities we are all looking for.  

I don't know if or how laws in MN differ from in TX, but here it's assumed that MF investors are sophisticated, and should rely on their own due diligence for uncovering defects.  

Go ahead and send a letter but be a little vague about any details you may have uncovered over time.

In my experience, you'd have about a year to uncover issues that could be traced back to the hurricane.
