My problem with it is if I tell the broker my offer is 1 million, the price is fixed in the seller's mind that he or she is getting 1 million based on whatever knowledge you know.If you get the financials after you put in your offer only to find out that the property is worth $750,000, much harder to reason with the seller.I want to test drive the car before I put in a serious offer.

I have my GC in Oregon and I dont think I had to do that. and for sure I cant drive a straight nail . the Contractors test was kind of comical to me.. you had all these guys in the room that I could tell were in the trades.. and just sweating over the test..
