I was thinking I would send change of ownership letters and then give each tenants a three month trial before allowing them to sign new leases.  

Looks like they have a free 90 day trial, and they don't ask for a CC. 

My only 'variation' on this is that I want to free my capital up ASAP so I have created a small network of friends/colleagues that like to do short term trust deed loans (12month @ 7%).

They claim retaliation, counter claims health issues because of mold and requests a jury trial. 

.#16 - The couple I inherited in one side of the Belton duplex recently both found jobs and instead of moving out have paid for a month rent and I've agreed to a month-to-month trial for them so I have some unplanned income coming from that unit (it is in dire need of remodel but the current tenants are content with it). 

We also hope to gain new chances to network with others who have identical goals or ones who are willing to share their trials for us to learn from.  

Professionally I am a therapist, but my interest for that field has faded long ago and now I am ready invest my time into my passion and interest in real estate.I have a lot of great information regarding real estate investing and I would love to hear some recommendations on where some one should start or shouldn't start, based on your own experiences or just from trial and error. 

Certain commercial properties have different variations of net leases as well.  

As of now, I do not know what is a good deal or how to calculate repairs or ARV but i believe it will come in time.Through trial and error, i notice what is working and what is not.

There are rarely variation hang ups or things that go wrong.
