Most investors take a look at the available rental units in a particular market,  determine if its a good or bad market based on DOM and either dismiss the market all together or replicate the housing units that are absorbed.

Those who say mobile home parks are more lucrative than investing in mobile homes themselves could have had bad experiences (or no experience at all) buying mobile homes as investments.

On that topic I completely agree with you Scott, @Mark Miles has done nothing but bad mouth the Pocono region for years now!

I completely agree with the advice and I'm perfectly okay with not charging him rent.My concern is that by treating this property differently from all the other units in the Series LLC, I may be opening myself up to a situation where I'm weakening my LLC protections even if I keep the financials separate and in order.

The question to think about is - is that such a bad thing? 

The worst thing you can do is inherit a bad tenant and then you'll have to go through the eviction process. 

I forgave a tenant of a certain circumstance, and I treat my contractor's crew to lunch when they are working on my property.In the future, show some professional courtesy and class by contacting a poster or BP directly if you think a post contains something "eerie" or nefarious. 

Just a bad idea all the way around.

I worry about a renter with a good rental history being to cheap to put anything in but his grandmas avocado green range, cause it still "works".Not providing appliances in my area would also be a bad plan causing extended vacancies.
