Came across Robuilt’s Black Friday offering for his Comping Course Black Friday deal.

I would ask what their commission percentage is, how much training they provide, if they require you to be in the office, and how much their agents make on average. 

I also have no formal training in bookkeeping and don't want to spend the cash to hire one.

If it's a recurring issue about heat complaints and late rent, your best course of action would be to find a new tenant.

Look for one that includes a training video to ensure you understand how to best use it.

And of course the appreciation can come a few ways if rents really rocket up.. but most rents in low value assets stay pretty stable and or there is major re gentrification like we experienced in Charleston SC . 

Any specific workshops, courses/masterminds, or maybe finding someone that's willing to let me shadow them? 

My two bedroom is currently being rented out for 1900 and the training is coming in the spring.  

Of course, with all things, the answers to all these matters will depend on the circumstances.California tends to have more laws on the books and requirements and restrictions that it can be a good idea to form a CA LLC for out of state property so that you as a CA resident are covered, and to try to have your contracts fall under the purview of CA courts.
