He said that he did NOT have it listed yet because Fannie Mae (the owner) was remodeling it before listing. 

Just an rough example:  Let´s say you get 160k of your sale, you go out and get a note with 6-8% (which is more than doable) you look at a 800-1000 monthly cashflow, no tenants, toilets, property taxes, insurance etc.  

It's a 4/2.5 home with a pool and a nice backyard (an older home that needs to be remodeled a bit) and a great school cluster.

Pay it down, draw it up, pay it down etcCES(Short-term)- Perhaps you know exactly how much cash you need, and you need all of what's available, say to remodel before selling.

They are mostly older condo buildings so they could def use some remodeling to increase the value.

So I have been looking a wholesale properties to remodel and rent after.

I spent 10 years in remodeling, the latter half of that doing buy-hold rehabs.

I will remodel, furnish and test this model for approx. 6 mo.
