When the seller is willing to let their entitlement stay with the house anyone can assume their mortgage.

Should I keep my primary, and keep saving, maybe I can buy another LTR in a year or two, or should I sell now?  

And the ONLY people being foreclosed on have to have purchased very recently and have zero equity.

How have you been making payments so far, to a servicer or directly to the seller? 

This is eerily similar to the unsecured loans I've made and haven't seen a payment on in over two years.
